Sealing
A scheduled program of pavement
maintenance beautifies and protects asphalt
pavement for a fraction of the cost of
overlaying with new asphalt.

Left untreated, asphalt pavement will
deteriorate rapidly.  The asphalt binder that
holds the pavement together begins to
oxidize and weather soon after installation.  
Moisture penetrates the asphalt causing
further damage and deterioration to the
pavement.

Pavement sealers are designed to replenish
the binder that is lost through weathering
and aging, and provides superior protection
against environmental distress.

Left unsealed, oil and gasoline will soften
and deteriorate the exposed asphalt binder.  
Pavement sealers provide a protective
barrier that resists attack from oil, gasoline,
and other harmful chemicals.

An unsealed pavement allows water to
penetrate into and through the pavement
structure leading to base erosion, freeze
and thaw damage, and ultimate pavement
failure.  Pavement sealers provide a
protective barrier to stop wear and  
penetration.

Asphalt pavement is made up of binder and
rock.  The asphalt binder combines with
oxygen and becomes brittle or oxidized,
leading to cracking and deterioration.

Reasons to Seal Your Asphalt
Notice  where the guys have not yet sealed
the pavement is gray and dull.  This is the
first sign that asphalt needs to be sealed.  If
not properly sealed at this time the asphalt
will start to crack and further deteriorate.
